Home inspection software
DispatchMind runs a home inspection company from one place: calls and leads in, jobs on the schedule, the work on your team’s phones, then the invoice. Pick Home inspection when you sign up and it’s set up for your trade from the first screen. You can change any of it later.
Home inspectors run on tight windows set by real estate deals. A buyer's agent calls, the inspection has to happen this week, and add-ons like radon or a sewer scope stack up fast. DispatchMind books the job, keeps the add-ons and photos together, and makes sure you're paid before the report goes out the door.
A typical home inspection job in DispatchMind
- A buyer's agent fills out your online booking page for a Buyer inspection with a Radon test and Sewer scope added.
- The job shows up as Submitted with the property address, the buyer, and the agent's info in the notes.
- On inspection day you tap on my way, work through your checklist room by room, and add photos straight to the job.
- The invoice goes out from your price book with each add-on listed, and the buyer pays by card through your own Stripe account.
- If the seller makes repairs, you book a Re-inspection on the same customer page so the whole history stays together.
What home inspection owners tell us slows them down
Deals move fast, schedules don't
Inspection windows are short and agents expect an answer now. Your online booking page and Nellie answering the phone when you're in an attic mean new inspections get booked even while you're on a roof.
Add-ons get missed or unbilled
Radon, sewer scope, mold air samples and WDO checks each have their own steps. Separate job types and price book items keep every add-on on the invoice, and checklists keep each one from getting skipped.
Getting paid before the report
Chasing a buyer after closing is a losing game. Automations remind the office when a job is unpaid, and the collections list shows open balances oldest first so nothing slips through.

Nellie knows the trade
Nellie is the assistant built into DispatchMind. On a home inspection account she knows how your customers talk and what to ask:
- Buying or selling? What is the inspection deadline?
- Size and year built?
- Any add-ons: radon, sewer scope, termite, mold?
- Who lets the inspector in (agent, seller)?
What she treats as urgent: A gas smell or exposed live wires found on site; An inspection deadline in the next 48 hours.
What she never does: Never quote a price the company hasn’t set; Never tell a buyer whether to buy the home; Never give repair prices: that is the trades.
Everything else
- Jobs move through four plain steps: Submitted, In progress, Pending, Done pending approval. Your trade’s own steps are color tags you can sort by.
- Estimates and invoices from your price book.
- A tech app for your team, with what each person may see set by you.
- Reports and commissions worked out from your own jobs.
- Bring your customers and jobs over from the system you use now.
Home inspection software: common questions
Can agents book inspections online?
Yes. Share your online booking page and agents or buyers can request a time. Requests land as new jobs you can confirm and assign.
How do I add radon, sewer scope or mold testing to an inspection?
Add them as line items from your price book on the same job, or book them as their own job types when a separate visit is needed. Each has its own checklist.
Can I handle new construction phase inspections over several visits?
Yes. Book each phase as its own New construction phase job on the same customer page, so foundation, framing and final visits all sit together with their photos.
Can I store photos for each inspection?
Yes. Photos taken in the tech app go right on the job page, along with your notes and checklist, and stay in the property's history.
